You must update your listing status in the MLS within two (2) business days of any change. Below are the correct statuses and when to use them:
Active Under Contract / Pending

Active Under Contract: Use when all parties have fully executed an offer, but you are still accepting backup offers and allowing showings.

Pending: Use when the property is under contract and awaiting closing.

You may note contingencies (inspection, loan approval, sale of another property) in either status.
Temporary Off Market / Withdrawn

Temporary Off Market: Use when the property is not available for showings (e.g., seller out of town or renovating).

Withdrawn: Use when you have paused marketing but the listing agreement remains in force.

You may not solicit new offers or marketing activity while in these statuses.
Sold / Rented

Change to Sold (or Rented) once the transaction closes.

Enter the correct sold date, sale price (or monthly rent for leases), and buyer-agent or tenant-agent information.
Expired / Cancelled

Expired: The system will automatically change the listing's status on the listing’s expiration date.

Cancelled: Use when the listing agreement is terminated before the expiration date; broker approval is required for staff to cancel in the MLS.

You may extend an expired listing for up to seven days after expiration if it is still under agreement.
