Entering a Comp / Statistical Sale Directly to Sold Status

The new all-in-one Comp Entry feature lets you enter an off-market sale directly into the MLS for statistical purposes. When you select Add Comp Listing, the system shows only the fields needed for comp entry and places the listing directly into Sold status.

Overview

Use this option when a property sale happened outside of the MLS but still needs to be recorded for market statistics and comparable sales data. This includes sales such as For Sale By Owner (FSBO), withheld listings, and certain new construction sales.

Important: A Comp Sale is for statistical purposes only. It does not follow the normal Active → Pending → Sold workflow.

When to Use This

Enter a Comp / Statistical Sale when the property was not marketed in the MLS, but the closed sale should still be reported.

  • For Sale By Owner (FSBO) transactions
  • Withheld or office-exclusive sales
  • New construction sales entered for statistical purposes
  • Other off-market sales approved for MLS reporting

Before You Begin

  • Access to the new Add/Edit in Flexmls and select Add Comp Listing
  • Select the correct property type for the sale being entered
  • Accurate closing details, including the sale price and close date
  • Seller approval and supporting records, when needed

Steps

Step 1: Start a new Comp Listing

  1. Log in to Flexmls.
  2. Open the Add Comp Listing tool.
  3. Select the correct Property Type for the sale.

Step 2: Enter the property details

Complete the required property fields shown on the form.

  • Property address
  • Property type or subtype
  • Parcel number, if available
  • Area and location details
  • Required property characteristics

Step 3: Enter the sale information

Add the closed sale details requested by the form.

  • Close Price
  • Close Date
  • Buyer financing, if applicable
  • Any additional required statistical sale details

Step 4: Save the entry

  1. Review the information for accuracy.
  2. Click Save.
  3. The listing will be created directly in Sold status.

Expected Result

  • The listing is saved directly as Sold
  • The sale is included in MLS statistics
  • The listing can be used in comparable searches and CMAs
  • The listing does not appear as an Active listing

Quick Tips

  • Double-check the sale price and close date before saving.
  • Make sure the address matches available tax or property records.
  • Only use Add Comp Listing for sales that were not listed in the MLS.
  • Use supporting documents when available to help verify the entry.

Troubleshooting

Problem: Required fields are missing.

Cause: The system still requires core property and sale details before saving.

Resolution: Complete all required fields shown on the screen, then save again.

Problem: You are not sure whether the sale should be entered as a Comp Sale.

Cause: Some transactions may need review before they are reported for MLS statistics.

Resolution: Contact support before submitting the entry.

Aviso:

La nueva función de Comp Entry le permite ingresar una venta fuera del MLS directamente para fines estadísticos. Cuando selecciona Comp Sale = Yes, el sistema muestra solo los campos necesarios y coloca el registro directamente en estado de Sold.

Use esta opción cuando una propiedad no fue publicada en el MLS, pero la venta cerrada todavía debe registrarse para estadísticas del mercado y ventas comparables.

  1. Abra Add Listing en Flexmls.
  2. Seleccione el tipo de propiedad correcto.
  3. Cambie Comp Sale Y/N a Yes.
  4. Ingrese los datos requeridos de la propiedad y de la venta.
  5. Guarde el registro. La venta se guardará directamente en estado de Sold.
